I just received news today from GMAC on the modification:Mike from GMAC told me today the modification we applied for is approved.

The paper work will be sent to me and I should see it by early next week all the the paper work and the payment is due on May 1st the new payment amount is $739.49, the loan stays an interest only loan however the rate stays the same for 36 months and can only can increase by 1% a year after that but the rate will never increase over 5.125.

'I am taking this opportunity to give a testimonial.  I am deeply grateful and appreciative for what they have done for us and I certainly couldn't have done it without their help.

This is a long testimonial, so bear with me as the few minutes it takes you to read could very well mean saving you alot of headache, anguish, distress and many thousands of dollars.

My story?   I had that infamous pick-a-payment loan and so I had been paying minimum payment.  I lost two jobs in a span of a few months apart in 2008 and then I had fallen further and further behind.

My house was in foreclosure in January this year.  In March, I called my lender, Wachovia, trying to do a loan modification and at the end of April I got declined.  In retrospect, I should have known that my chance of getting it done is very slim because understandably my lender has no vested interest to do so and I have absolutely no negotiating power even though I can speak the same jargon and had been in the same industry.  

In a case like this, I realize now more than ever you need a neutral, super competent, mitigating professional to fight for you and I’m glad that I have chosen this company to be my advocate.

When I got declined at the end of April, a sale date was promptly set to June 16.  I engaged your firm on May 18, and they were able to postpone the sale date to July 16.  The modification was completed on July 21.

The result?  My home was saved.  I got a 5 year interest only step program starting at 3.05% at $487.47 on year 1 (my old rate was adjustable 8%), to 3.657% at $564.24 at year 5, and then 4.328% fixed P/I at $863.19 for the remaining of a 40-year term.  Late fees, back payment interest and legal fees were waived.

I was ecstatic.  I was hoping that I would get 4% or 4.25%, and now at 3.05% it was beyond my wildest dream considering I couldn’t get anything done previously. 

How much have I saved?  Oh God, I can’t even begin to calculate as my head is still spinning from the excitement and relief.  It must be $70K+ over the life of the loan.

Now that my loan mod was done, thanks to the fine folks at this company, a few things I have learned from this ordeal which might be useful to those of you who are in the same boat as I had been.

Firstly, there are many, many unethical companies out there who would not hesitate promising you the world, grabbing your money but delivering marginal result or nothing in return.  I have heard horrid stories in the media and from some of my friends about such bad dogs. The loan modification industry is relatively new and the quality so varied, so much so that you need to do your due diligence in checking them out, because trust me, this is the time you are most vulnerable to being taken advantage of and making a bad decision.  So check out places like BBB, ripoff report, customer complaints on that company, department of real estate, etc. 

You get what you paid for.  This is extremely important so don’t skimp on the fee.  When you are charged with murder, you would want to pay $100K to engage Ben Matlock versus a $50K no-body attorney to defend you because so much is at stake.  It’s a matter of being given a second chance to get on with your new life or being cursed to years and years of financial ruin. 

Personally I am demanding and I accept no mediocrity.  From my experience with this company, I have found not only are they professional, highly effective but also to my delight, those who had helped me are down-to-earth people who really care about saving my home!

So, is there any negative about them?  Well, the only thing I can think of: it is a very long process (9 weeks in my case) and I wish I had more updates at some point of time.

So to sum it up, this company rocks and I thank all of them again for helping me through this difficult time!

Time is of the greatest essence.   Don't wait until it's too late.  Give them a call and see if they can help.'

'For months I worried about what my wife and I would do with our home loan once it went from a fixed loan to an adjustable. We talked about it and felt that just walking out was not an option.I tried to talk to the lenders and they told me that my payment history was great and that they would not help me. Due to the fact that I do not speak in loan modification terminology I knew that we needed help. Lucky for me I received a call from this company asking if I was happy with my loan. I naturally said no and set up a meeting with Greg and Lanny to discuss my options.

Once the meeting began I could see that they where very straight forward and honest with my wife and I. They explained to us what the steps would be to have our loan modified, and that once our lenders were notified that we were going through  a modification, Lanny would become our voice and that all calls from the lenders would stop. The funny thing about all of this is that while on our way to the meeting our lender called and tried to work our deal with my wife on the phone. We explained to Lanny the conversation and made any sense. He then called the company on my behalf and knowing what questions to ask was given the exact opposite information than what we had
just received on the phone.

Right then we knew we wanted to have this company help us save our home. The best news of all is that one of our loans went from 6.99% adjustable to  4.95% fixed for the rest of our loan. The second lender went from 9.99% fixed to 6% for the life of our loan. This totals a savings for us of almost $500.00per month. April 2008:  A letter from Indy Mac Bank was received stating my payements would increase from $950 per month to $1350 per month in June and again to $1900 per month in August. I am retired and on Social Security so I could not afford it.

June 2008:  I called Indy Mac bank about a revised mortgage and it was denied. Also refinancing or loan modification was also denied. They said no because I wasn’t behind in my payments.

July-August-Sept 2008I tried loan modification with Chase, Mortgage It, Sun America, GMAC and Security Mortgage. It was denied because of real estate market- no equity.

Oct –Nov-Dec 2008Made no mortgage payments.

January 2009Received a letter from Indy Mac Bank asking me to call them. I did several times, left a message and received no return call.

Jan-Feb-March 2009:  I contacted Hope now Acorn Housing Money Management, 2 real estate companies, Fidelity Investment, Bloomberg.com, Arizona Dept. of Financial Institutions – All Denied.

April 2009Signed agreement, you negotiated and the loan mod with Indy Mac Bank was very acceptable.

In a Nutshell: You accomplished what the above named people could not. Obama’s promises was involved in all of them and they did nothing for me.
